Lawn maintenance is a pain! Let's face it, many of us are willing to pay for a service for the convenience of not having to do it or even for the lack of time to be able to do it. But, if you are doing you're own maintenance, here's a tip for those that have bushes or shrubbery planted for aesthetics near the exterior....

It's real simple, just keep the shrubs from touching the exterior walls, whether it's a brick veneer like so many Texas homes or a mix of brick or other masonry blended with some other siding like wood, vinyl, or cement board. With so many types of gorgeous shrubbery to beautify your curb appeal, there are lots of choices in types and colors. The simple maintenance tip is just to keep it trimmed away from actually touching the house.

Hi Folks, 

Cliff Willis of Home Inspection Solutions and I tag-teamed a 4000sf Fort Worth home today. An 11th-month warranty Home Inspection allows the homeowner to find out and report to their builder any major deficiencies that the 12-month builder warranty will take care of before it expires. This is a growing trend in the Home Inspector/Real Estate industry. It may not always reveal a major deficiency, but definitely provides peace of mind. 

In today's case, the homeowners had us come out and inspect the house for their peace of mind. It's a good thing they were on top of their warranty and didn't brush it off. What we found today was an upstairs gas furnace that was inoperable. Sure, they would have been fine until the end of the year when they would have started up the heat for the first time just to find out their furnace doesn't work in the upstairs kids room, theater room, kids school work area, and playroom. This would have been a phone call to an HVAC (Heating and Air Conditioning) company to repair or replace the furnace when it was already cold and would have cost them quite a bit of $$$. For the minor cost of an inspection today, they are now able to include that fix in the builder warranty instead of coming out of pocket to an HVAC company that would have cost MUCH more than the inspection cost today in July. 

Adding to that we found other minor items now that would have in the long run caused foundation issues that would have cost them thousands in just a year or two!

If you're purchasing a home from a builder, hire a Searchers as your home inspector for your phase building inspection so that each phase of the building gets inspected properly by a third party to prevent mistakes (and builders ALWAYS make mistakes). 

Then hire an inspector in the 11th month of your home builder warranty. You'll be glad you did!

Welcome to July 2020! MAN has it been one heck of a weird first half of the year. While live 4th of July celebrations look like it may be restricted to "virtual" or in other words just online, We in the real estate industry still have much to be thankful for. The industry is thriving and properties are still moving...and quickly. 

I'm keeping this post short. I just wanted to introduce myself and this blog. You might have read my profile, but my name is Gary Ricker. I own Searchers Inspections, a home inspection firm. I'm a Professional Home Inspector, a former realtor, and I'm fascinated with the real estate industry and in particular the properties themselves. Overall though, I'm happy to be in this industry, an industry that continually thrives with the ups and downs in the economy.
